On flood and Overland Flow overlays, habitable floor levels are set above the Defined Flood Level (DFL) plus freeboard; in bushfire-prone areas we design to the assessed Bushfire Attack Level (BAL); and on compact blocks we design to the small lot code's setback and site-cover limits. We assess your site's overlays early so the design complies from the start.
